Rinse the sushi rice under cold water until the water runs clear. Cook the rice according to package instructions or in a rice cooker.
In a small saucepan, heat the rice vinegar, sugar, and salt over low heat until dissolved. Gently fold this mixture into the cooked rice and allow it to cool to room temperature.
Cut the fresh tuna into thin strips. Peel, seed, and julienne the cucumber. Slice the avocado into thin strips and set aside.
Place a sheet of nori on a bamboo sushi mat (shiny side down). With wet hands, spread a thin, even layer of cooled sushi rice over the nori, leaving about 1/2 inch of space at the top edge.
Sprinkle sesame seeds evenly over the rice. Flip the nori sheet over so the rice is facing down.
Arrange the tuna, cucumber, and avocado in a line across the center of the nori sheet.
Using the bamboo mat, roll the sushi tightly starting from the edge closest to you. Gently press to shape the roll, then seal the edge of the nori with a dab of water.
Using a sharp knife, cut the roll into 6-8 pieces. Clean the knife blade with a damp cloth between cuts for neat slices.
